Jeff and Tina are full-time mortgage brokers with more than 50 years of combined real estate experience. Jeff has worked in residential lending since 2003—through purchase booms, refinances, downturns and changing guidelines. Before joining him in lending in 2020, Tina spent 30 years as an escrow officer, giving her a rare understanding of what it takes to move a transaction from contract to closing. Their full-time processor, Morganne Scott, rounds out the team and keeps every detail moving. Together, they bring unusually deep, practical knowledge to each client—then apply it by listening closely to your goals and explaining every option clearly.

01How much do I need for a down payment?+

Some conventional programs allow as little as 3% down, while FHA, VA, jumbo and investment-property loans follow different rules. The right answer depends on occupancy, credit, reserves and your larger financial plan.

02Can rental income help me qualify?+

Often, yes. The calculation depends on the property, lease or market-rent documentation, your ownership history and the loan program. Duplex and departing-residence scenarios deserve a careful guideline review.

03Can a parent buy a home for an adult child?+

Certain conventional guidelines may allow a parent to purchase a home for an adult child under specific occupancy rules. We review the full scenario before recommending a structure.

04Should I choose the lowest advertised rate?+

Not automatically. Rate, points, lender fees, mortgage insurance, loan term and how long you expect to keep the home all affect the true cost. We compare the complete strategy, not one number.
